Little Home Builder stands behind every ADU we build. Your home is protected by the LHB Limited Warranty – one year of workmanship coverage, one year on systems, and eight years on structural components.

Warranty Coverage

All coverage periods begin on the date of the certificate of completion.

1-Year Workmanship Warranty

For one year from your closing date, LHB warrants that the fit, finish, and materials in your ADU – including cabinetry, countertops, interior trim, drywall, paint, flooring, roofing, siding, windows, and doors – will perform in accordance with the Workmanship Standards in your Warranty Manual. Coverage excludes normal wear and tear and damage resulting from lack of maintenance.

1-Year Systems
Warranty

For one years from your closing date, LHB warrants the electrical, plumbing, and mechanical (HVAC) systems installed as part of your build – including the wiring, piping, and ductwork – against defects as defined in the Systems Standards in your Warranty Manual.

8-Year Structural Warranty

For eight years from your closing date, LHB warrants the load-bearing structural components of your home against defects as defined in the Structural Standards in your Warranty Manual.

Covered structural components include:

– Foundation systems and footings
– Beams, girders, and lintels
– Columns
– Load-bearing walls and partitions
– Roof framing systems
– Floor systems

Manufacturer's
Warranties

Appliances, fixtures, and manufactured equipment – such as water heaters, HVAC units, ranges, dishwashers, and garage door openers – are covered separately under their manufacturer’s warranty rather than the LHB Limited Warranty. If you’re not sure where to find that documentation or who to contact, reach out and we’ll help you track it down.

Before You Submit:
What's Normal in a New Home

All new construction goes through a period of settlement, and a few things in the first year are expected characteristics of a new home rather than defects:

– Hairline cracks in drywall, stucco, or concrete as materials cure and seasons change

– Doors and windows that stick slightly with seasonal humidity changes

– Minor nail pops in drywall

– Condensation on skylights or window interiors during temperature swings, and occasional popping sounds as skylights expand in the sun

– An occasional tripped breaker or GFCI outlet while you get familiar with your new panel

A few quick self-checks before filing a claim: confirm the thermostat is set correctly (and wait 20 minutes before restarting a cooling system after a power interruption), replace or clean HVAC filters every 30 days during heavy-use months, press the reset button on any tripped GFCI outlet, and reset tripped breakers by flipping them fully OFF and then ON. If an issue persists past the first few months — or seems more serious than the items above — go ahead and submit a claim. We’d rather take a look.

Non-emergency claims are typically reviewed and responded to within 1–2 business days.

If you experience a warranty-related emergency, call us directly for a same-day response: (720) 339-3509. Emergencies include:

  • A main line sewer blockage resulting in a total stoppage of all toilets and sink drains
  • A water pipe leak that requires the home water service to be shut off to avoid serious damage
  • A total loss of electrical power
  • A roof leak that permits water to enter and damage the home or its contents
  • Loss of heating or air conditioning under extreme weather conditions

ADU Warranty Frequently Asked Questions

Yes. If you sell your home during the warranty term, all remaining coverage transfers to the new owner for the rest of the applicable term. Just pass along your Warranty Manual so the new owner understands their rights and responsibilities.

Workmanship (1 year), electrical/plumbing/HVAC systems (1 year), and load-bearing structural components (8 years) — all measured from the closing date of your original purchase. Each item is covered to the specific performance standards published in your Warranty Manual.

Normal wear and tear, damage caused by lack of maintenance or abuse, work not performed by LHB or its trade partners, alterations made after closing, landscaping and grading changes, damage from weather events and other causes beyond our control, and appliances or manufactured items covered by a manufacturer’s warranty. The full exclusions list is in your Warranty Manual.

Warranty coverage begins the date listed on the certificate of completion.

Yes — all remaining coverage automatically transfers to the new owner for the rest of the applicable warranty term. Provide the new owner with your Warranty Manual at the sale.

Report issues as soon as you notice them — delays can affect coverage. Claims submitted more than 30 days after the applicable warranty term expires are not covered.

Appliances and fixtures are covered by the manufacturer directly. Reach out to us if you need help locating the right documentation or contact information.

Emergencies (such as no power, an active leak, or loss of heating or cooling in extreme weather): call us directly for same-day response. Non-emergency claims: typically 1–2 business days.

Proper ongoing maintenance is a condition of your warranty — including maintaining the original grading and drainage around your home, keeping trees and shrubs planted an appropriate distance from the foundation, and following the care guidance in your Warranty Manual. Failure to maintain the home can limit your warranty rights.
