It’s generally a good practice to estimate the cost of building an ADU based on the size and value of the main dwelling. For instance, if the ADU is about 30–40% the size of the primary home (which is a common size allowance), it might cost around 30–40% of the home’s value to construct. So, for a home valued at $600,000, the estimated cost to add an ADU would range from $180,000 to $240,000.

Stick-built ADUs are constructed the same way your house was built with craftsmanship and based on today’s building code. It’s clear what you’re getting when you build in the traditional way. Lenders are comfortable with the building method and should have no issue providing financing. Appraisers will have no issue evaluating this structure when it’s time to sell or refinance.
