ADUs as a Solution
To Little Home Builder, ADUs represent opportunities to create Middle Housing. This is the gap that exists with a lack of housing options between the single-family home and a large-scale multifamily apartment complex.
Per Freddie Mac, the average size of U.S. households has decreased over the past 60 years, and more people are living more of their life in one to two person households. Meanwhile, growth of new single-family home builds with four or more bedrooms continues to explode; representing 44% of all new housing. This has created a mismatch in the housing inventory that is being built and the size of the population that will be interested in smaller, more affordable homes for years to come. ADUs offer homeowners an opportunity to play a role in increasing neighborhood density in a very subtle way with the addition of well-crafted, efficient smaller homes. We believe we can do our part to manage expansion with mindfulness towards preserving the neighborhood aesthetic even while increasing property values, to keep our Colorado communities thriving.
Our Mission - Colorado Builders
As a 3rd generation Coloradan, our founder, Christy, is deeply committed to promoting growth in our great state while also preserving its open spaces and natural beauty. Working in collaboration with her father, Dave, they’re creating mindful and affordable ADUs within existing neighborhoods and properties. Their mission is to help homeowners recognize that their existing, unused space can provide housing opportunities for diverse groups such as single residents, single parents, senior citizens, young professionals, and extended families. This approach extends access to top-quality schools, amenities, and workplaces, as well as walkable park access and safe communities.

A Colorado Story
My family, the Vecchiarelli’s, have witnessed tremendous changes in Colorado over several decades. My great, great grandparents migrated from Molise, Italy to North Denver in the late 1800’s, to the neighborhood now known as the Highlands. Scraping together their family savings they purchased two residential lots for $1200 and built homes where the family would live for two generations. These same lots have since been sold, the original homes scraped and new modern homes have replaced them. My family had a dream and with hard work they were able to support and house a growing family. Today, that is not so easy with the cost of living in Colorado. The home that replaced our original family home in North Denver sold for $1.2M in 2023. We’ve come to the tough conclusion that our own children and other young professionals probably won’t be able to afford to live here unless we start to create additional housing options that are more in line with national averages. That's what drove me to found Little Home Builder and give back to the community that my family has called home for generations.
